2. Scope of Services

Urbana Multi Services LLC provides, but is not limited to, the following services:

  • Junk removal & bulk trash pickup
  • Valet trash services
  • Demolition & clean-outs
  • Cleaning services
  • Repairs, remodeling, and general maintenance
  • Interior & exterior painting
  • Pressure washing
  • Eviction clean-outs
  • Custom property services as agreed in writing

All services are performed based on the agreed scope of work, either written, emailed, or approved via estimate.

3. Estimates & Pricing

  • All estimates are based on information available at the time of inspection or customer description.

  • Pricing may change if actual conditions differ from what was disclosed (hidden debris, excessive weight,
    hazardous materials, restricted access, additional labor, or disposal fees).

  • Estimates are not final invoices unless explicitly stated in writing.

  • Any additional work outside the original scope must be approved by the customer and may result in additional charges.

4. Payment Terms

  • Payment is due upon completion of services, unless otherwise agreed in writing.
  • Large projects may require a deposit prior to scheduling.
  • Accepted payment methods may include cash, check, electronic transfer, or invoice payment.
  • Late payments may be subject to additional fees or collection actions.

5. Cancellations & Rescheduling

  • Customers must provide at least 24 hours’ notice to cancel or reschedule a service.
  • Same-day cancellations or denied access may result in a service or trip fee.

6. Customer Responsibilities

The customer agrees to:

  • Provide accurate information regarding the job site and materials
  • Ensure safe and legal access to the property
  • Remove or secure valuable, fragile, or personal items prior to service
  • Obtain any required permits, HOA approvals, or landlord authorization, unless otherwise agreed
    UMS is not responsible for items discarded unless specifically identified in writing prior to service.

7. Disposal & Materials

  • All debris is disposed of in accordance with Frederick County, Maryland, and State regulations.
  • Hazardous materials (including asbestos, chemicals, fuel, medical waste, or biohazards) are not included
    unless explicitly agreed and may require licensed third-party handling.

8. Liability & Property Conditions

  • UMS is not responsible for pre-existing structural issues, hidden damage, underground utilities, or
    deteriorated materials.
  • Minor surface disturbances (scratches, dents, wear) may occur during normal service operations and are
    considered inherent risk.
  • UMS is not liable for delays caused by weather, site conditions, permitting issues, or circumstances beyond
    our control.

9. Website Use License

Permission is granted to temporarily view or download materials from our website for personal, non-commercial
use only. You may not:

  • Modify or copy materials
  • Use materials for commercial purposes
  • Attempt to reverse engineer website software
  • Remove copyright or proprietary notices

This license terminates automatically upon violation.

10. Disclaimer

All website materials and services are provided “as is.”
UMS disclaims all warranties, expressed or implied, including merchantability or fitness for a particular purpose.

11. Limitation of Liability

In no event shall Urbana Multi Services LLC be liable for:

  • Loss of profits or business
  • Indirect, incidental, or consequential damages
  • Delays or service interruptions beyond reasonable control

Some limitations may not apply depending on Maryland law.

12. Revisions & Accuracy

We reserve the right to:

  • Modify service details, pricing, or website content at any time
  • Correct errors or omissions without notice
